Environmental Condition
The Army has been a good steward of the land at Kansas AAP and there are over 10,000 clean acres of land ready to develop. The remaining land will be cleaned to industrial standards and titled as such. Our arrangement with the Army and Matrix will allow us to clean these additional areas as needed for economic development. In some cases the cleanup will coincide with the development of an area which should result in considerable cost savings to the developer and the county. This will be especially important in the north central part of the plant were we plan Industrial Manufacturing and the Army has buildings that will probably require some building destruction to eliminate explosive contamination. The major area of concern will be the area used for Open Burning and Open Detonation. This area was used since the plant opened in the 1940s and could be contaminated with explosives, nitrates, heavy metals and potentially fused munitions. In the past the Army has fenced off these areas at other facilities as Unexploded Ordnance (UXO) sites and left them. We believe we have an approach with our environmental partner, Matrix Design Group, which will allow a clean up to an acceptable standard. The bottom line is the facility currently has over 10,000 acres of open space available for immediate economic development.
